Excellent opportunity to own a charming commercial property encompassing a retail storefront with a small cafe, a separate office and a residential apartment, on a 10,479 sq. ft. parcel. Located a short way from Honoka’a town and about 1/2 mile from the revered Waipi’o Valley overlook, the building dates to 1925 when it was built as a general store and residence. Largely constructed of koa and redwood, it’s a shining example of a well-preserved Hawaiian plantation-style building. Currently the building houses Waipi’o Valley Artworks, a long-standing successful art gallery featuring local artists working in a wide variety of media, and an attached café that offers grab-and-go snacks and drinks. The adjacent office is leased to a esthetician's clinic, and the 1-BR/1-BA 552 sq. ft. furnished apartment is currently leased to a full-time tenant. (It was previously used as a popular vacation rental.) During its storied past, this building has also been used as a general store and as as woodworking studio w/residence. Looking forward, the commercial zoning allows for a wide range of uses. Terms available! The building has been well maintained. Most recent updates include: • Septic system converted from a cesspool (2011) • New A/C units in the Gallery (2024) • Extensive electrical upgrades incl. 2 new Energy Plus electric meters (2025) plus new wiring, ceiling fans, lighting fixtures and outlets in the Gallery • New flooring (2025), additional refrigerator/freezer units (2024) and custom cabinets (2024) in the Cafe • Bathroom 1 updated to ADA requirements (2024) w/new pedestal sink and toilet.
