My wife and I had thought about moving to Hawaii for many years. We made trips to the big island and Kauai on searches but were always disappointed in what we could find for what we could afford. Thank goodness we took his advice to offer sight unseen. Escrow took some twists and turns and Steven helped us navigate through the process. We are now the owners of an estate on the Hamukua Coast. Last Fall (2023) we needed to find a property in Hawaii as an investment 1031 exchange property. When searching, Steve Moody came up as one of the top realtors in Hawaii. Steve is one of the most knowledgeable Realtors we have had the pleasure of working with. We have been Real estate investors for many years. Our first purchase with Steve as our buyer’s broker was a bank REO that had not yet been listed in the MLS. Steve knew we were looking for an investment property on Kauai. He contacted some of his sources (other agents) and found a property that was going to be coming on the market. Other agents are more willing to share upcoming listings with Steve as he only works as a buyer’s agent. We viewed the property and decided to make an offer. The bank had the property appraised and the value came in at $2,200,000.There were some issues with the property. After some discussions with Steve, we decided to go ahead and make an offer. The property was going to be listed at $1,500,000. We offered $1,400,000 with no contingencies. The bank wanted to sell and accepted our offer the morning the property was going into the MLS. There were multiple potential buyers interested in the property. Steve then was our agent in the purchase in the purchase of a luxury condo in Ka’iulani in Princeville. We used this condo as a second home for 4 years. During these 4 years we went to Maui and The Big Island with Steve to research possible properties. We have narrowed our search to the Big Island’s Kohala Coast. We are avid tennis players and during our subsequent trips we have been playing tennis at the Mauna Kea and Mauna Lani Resorts. Steve always comes to stay with us when we are on the Big Island. We plan on buying an oceanfront property on the Kohala Coast and Steve will be our Buyer’s agent.
